Understand the planning position before you buy, convert or expand an HMO.
Our HMO Planning Appraisal provides a clear, desk-based assessment of your property and proposals. Depending on the circumstances, we will consider:
the existing and proposed use of the property;
whether planning permission is required;
any relevant Article 4 Direction;
local HMO policies and concentration thresholds;
the planning history of the property;
accommodation standards and the proposed number of occupiers;
potential effects on neighbours;
parking, transport and refuse considerations; and
whether there may be an alternative route, such as a Lawful Development Certificate.
We will identify the principal planning risks, provide our professional view on the prospects of obtaining permission and recommend the most appropriate strategy. This may include proceeding through permitted development, applying for planning permission, establishing an existing lawful use or reconsidering the proposed layout or number of occupiers.
More complex properties or proposals may require additional research, a site visit or specialist input. We will agree any additional work and fees with you before proceeding.
Where planning permission is required, we can also provide the drawings, transport advice and supporting documents needed to prepare a comprehensive HMO planning application.
